Plumbing in Balmain
Balmain is a peninsula with water on three sides and one way in. It was subdivided and built out largely in the nineteenth century, as a working waterfront suburb, long before anybody was thinking about where a vehicle would stop. That single fact shapes more of the plumbing here than the pipework does. From the Balmain River flats to the ridgelines of Dawes Point and Birchgrove, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

My hot water system failed and it isn't that old. Why?
Soft water. Scale is what finishes tanks in hard-water regions and Sydney is not one of them. Here the sacrificial anode is consumed protecting the steel and the tank then starts corroding, or an element fails. Both are frequently repairs.
Why do you ask about parking before you ask about the plumbing?
Because on this peninsula it is the thing most likely to change the price. These streets were laid out in the nineteenth century for people and carts, so they are narrow, a lot are one-way, and many houses have no off-street parking at all. There is also one road on and one road off, so there is no alternative route when something is blocked. Knowing where a van can stop lets us quote honestly instead of raising it with you on the day.
Do you work on heritage and conservation-area homes?
The housing here is largely nineteenth century, built for a working waterfront suburb. Practically that means original rough-ins that suit nothing modern, pipework that has been added to by every owner since, and buildings that sit hard against the street with very little room to work in.
Does the old coal mine under Balmain affect the plumbing?
Not as far as we have ever seen, and we would rather say that plainly than trade on it. Balmain Colliery ran from 1897 to 1931, its two shafts reached about 800 metres, which makes it the deepest coal mine ever sunk in Australia, and it was sealed in the 1950s. It is a genuinely remarkable piece of local history. It is not an explanation for a blocked drain, and anybody offering it as one is guessing.
